Our Process

From first conversation to final walkthrough. Here's how we take your project from idea to reality.

Pre-Development

Every project starts with understanding your needs and budget. We don't jump straight into drawings - we take time to figure out what you're trying to accomplish.

Then we move into design with architects and designers. We're involved from day one because that's how we catch things early and keep everyone aligned. The collaboration between our team and designers is what creates something unique - not just functional, but exactly what you want.

Permits and Planning

Once design is complete, we refine the budget and move into permitting.

Every city in the Lower Mainland is different. Vancouver takes 6-9 months. Burnaby or Langley? Two months. We know how to navigate each municipality and their requirements.

We handle all submissions and approvals. We cross every T and dot every I to keep your project moving.

Construction

When we break ground, we know exactly what we're doing and why. No surprises. The design has been clearly communicated through the entire pre-construction process.

We use BuilderTrend to give you real-time access to your budget and schedule. You can see where we're at and how we're tracking against the plan.

Our process doesn't change project to project - whether it's a heritage reno in Vancouver or a custom home in Langley. The homes change. The requirements change. But how we operate stays consistent.

Completion and Warranty

When the project wraps up, we do a final walkthrough together. We make sure everything is right and you're happy with the finished product.

You get a 2-5-10 warranty. Two years on labour and materials. Five years on building envelope. Ten years on structure. That's the standard in BC and we stand behind it.

Our relationship doesn't end when construction does. We're here if you need us.
